Sun City Summerlin 55+

Del Webb, 55+, built 1989-1999

Sun City Summerlin is Del Webb's active-adult (55-and-over) community within Summerlin, built starting in 1989. It has 7,781 homes, three 18-hole golf courses (Palm Valley, Highland Falls and Eagle Crest), four fitness centers and five pools, all run by its own community association.

History of Summerlin

In 1952 Howard Hughes bought a tract of about 30,000 acres on the western rim of the valley for a reported $3 an acre. He saw it as a possible new home for his California businesses, but he never moved them, and the land sat empty for more than 30 years. After Hughes died in 1976, his heirs set up the Summa Corporation to run his holdings.

Summa announced Summerlin in 1988 and named it for Hughes's paternal grandmother, Jean Amelia Summerlin. In a deal with the Bureau of Land Management it traded 5,000 acres of sensitive land for 3,000 acres better suited to building. The first village, The Hills, got underway in 1990, and Cal and Maria Champlin moved in as the first residents in March 1991. TPC Summerlin opened that year.

Summa became the Howard Hughes Corporation in 1994 and was sold to the Rouse Company in 1996. Red Rock Casino opened in 2006, Downtown Summerlin in 2014 and Las Vegas Ballpark in 2019. Next door, Desert Shores was built around man-made lakes starting in 1988, and the Peccole family's land became Peccole Ranch and Queensridge.
