Green Valley

Henderson's first master plan (Greenspun / American Nevada)

Green Valley was Southern Nevada's first large master-planned community. American Nevada Corporation, owned by the Greenspun family, held its grand opening in October 1978 on about 8,400 acres in Henderson. It now includes many smaller neighborhoods, among them Green Valley South, Green Valley Ranch and The Fountains. Shopping includes the Galleria at Sunset and The District at Green Valley Ranch.

History of Green Valley

In the early 1970s Hank Greenspun, publisher of the Las Vegas Sun, bought about 4,700 acres of open desert between Las Vegas and downtown Henderson. The sale was controversial at the time. His company, American Nevada Corp., began planning a community there in 1973, and Green Valley held its grand opening on October 24, 1978, with Gov. Mike O'Callaghan on hand. It was the first large neighborhood built outside Henderson's original downtown.

Sales started slowly. Mark Fine, who ran the project, said homes didn't sell quickly until the mid-1980s, partly because Henderson wasn't yet seen as a place people wanted to live. Green Valley South began around 1985, and Green Valley Ranch started construction in 1994.

Green Valley Ranch Resort opened in December 2001 as a joint venture of Station Casinos and the Greenspun family. American Nevada opened The District at Green Valley Ranch, a mixed-use shopping street, in April 2004.
